  • If you haven’t already purchased a lot, get in touch with us. We have found that the best results come from partnering with realtors we TRUST, along with us before you start looking for land. The right team will ensure that the land you choose is suitable for the type of home you want to build. Many of our customers however, already have land or own a home they need to demo first. We will meet you at your site to review your plans and help you design what’s possible.

  • We are building your home, so we always welcome you to come stop by and view the progress. We will schedule regular checkpoints and whole house walk throughs with you, your designer and any tradespeople necessary to make decisions throughout the process.

  • Yes. They are a lot of selections to be made and it can be overwhelming trying to decide on all the details for your home. To make the process easier, we will be communicating with you & your designer constantly regarding when there are selection deadlines so you can stay organized and stress-free.

  • When you’re starting a custom home project you want to get the most value for your money. A cost-plus estimate may provide an attractive number, but there is no incentive for the builder to ensure that cost is what you pay. As you make your selections and design your plan, costs can quickly inflate to far more than your target budget. Some custom builders charge for all of those changes! At Bayfront, we don’t work that way. Our fee is a fixed cost. You control your selections and those costs may go up or down. With multiple budget updates throughout the design process and a guaranteed fixed cost management fee, you’re in the driver’s seat. We hope that gives you peace of mind and creates a drama free custom home.

  • Before we do anything, we send your entire set of approved plans and specifications out to all of our preferred contractors in a rigorous bidding process. The trade contractors respond, we review each and every proposal and your construction budget is created. We provide you estimates based on years of experience building homes with different finishes so you have a baseline to work with. As you make actual selections and we order product, there shouldn’t be any surprises as you will receiving cost updates throughout the design phase of your project. You manage 100% the cost of your selections. We introduce you to industry professionals we know and trust to give you the best products at fair prices and the entire process is completely transparent to you.

  • On average, projects take approximately 12-14 months to complete. Of course, each project is unique, and the timing of your individual project will be dependent on factors like: footprint, construction start date (weather/seasonal factors), township guideline, zoning approval & variance needs.

  • We apply for all necessary permits required to complete your project. This process is critical to ensure no delays or unforeseen complications with local regulations. We know township ordinances and take the time to ensure that our drawings and paperwork are complete and accurate by the time we turn them in to the township. We have long standing relationships. We have worked hard to earn the trust of local townships and they know that they can count on us to know their requirements and meet/exceed their regulations.

  • While waiting for approval of permits, you use this time to make selections of items such as roofing colors, flooring, paint colors, etc. – which allows us to keep the overall construction process moving forward upon approval of the necessary permits.

  • Post Construction: While we hope that you are enjoying the quality of your new home, we understand that minor items arise or you just have questions about how your home functions. When you need us most, we are an email or phone call away. You will have my personal cell phone number. Your question will never go unanswered.
